                                       Type of Work:  Wood Replacement & Painting

                                                For the Sum of:   $215,139.79

        INCLUSIONS:
        This Proposal does include the following:
               1)      All material is guaranteed to be as specified; all Work is to be performed in accordance with the following
                       Scope of Work descriptions.
               2)      All required tools, equipment, services, facilities, transportation, materials, labor, taxes, city business
                       license, General Liability insurance, employee workman’s compensation insurance and automobile
                       insurance are included.  All Scopes of Work will be completed in a timely and workmanlike manner.

                                                      SCOPE OF WORK

        Proposed Scope of Work: Scope of work is below. Please see building # for scope of work per balcony/handrail.


            1.  False Balcony:

                   •   Replacement: Remove existing handrail system and dispose (Saving existing wood pickets for re-
                       installation). Replace balcony front fascia as needed. Install new 6”x6” post, new 2”x6” wood top and
                       bottom rail, and re-install existing pickets if in good condition, (replace if dry-rotted at a cost of $9.50
                       each, BPC will be notified of any needed replacements). Install new balcony deck coating to match
                       existing decks that have had coatings replaced. Replace drywall deck lid (soffit) with plywood deck lid
                       to match existing decks.

                   •   Repair: Check entire handrail and balcony system. Tighten all connections as needed. Sand and caulk top
                       surface of handrail. Caulk and seal all post and fascia. Excludes wood replacement.

                   •   Good: Check entire handrail and balcony system. Caulk and seal all post, top rail, and fascia. Excludes
                       wood replacement.

                   •   Removal: Remove handrail, posts, rails and discard saving any pickets for re-use. Remove stucco around
                       the balcony supports to allow tie-in with existing weather proofing system. Remove support for the Faux
                       Balcony into the wall. Install weather proofing, metal lath correctly fastened and laced into existing.
                       Apply new stucco to match surrounding blending into the surrounding seamlessly. Leave stucco primed
                       and ready to be painted.

            2.  Deck Handrail

                   •   Replacement: Remove existing handrail system and dispose (Saving existing wood pickets for re-
                       installation). Replace balcony front fascia as needed. Install new 6”x6” post, new 2”x6” wood top and
                       bottom rail, and re-install existing pickets if in good condition, (replace if dry-rotted at a cost of $9.50
                       each, BPC will be notified of any needed replacements). Excludes any deck surface repair (Only seal post
                       penetration with NP-1 or Like). Replace plywood deck lid (soffit) as needed.
