ADDITIONAL MAINTENANCE RECOMMENDATIONS
These “tips” are included in our closeout manual to assist in the maintenance of the
Cabrillo Square HOA.
If there are any questions to any of the maintenance recommendations, please do not
hesitate to pick up the phone and contact JWC.
GENERAL MAINTENANCE
A well-structured maintenance program can add years to the life of your homes. These
“hints” are not meant to supersede any maintenance recommendations from material
suppliers or manufacturers but to be used in conjunction with those instructions.
Common sense will be your best defense in your battle against time and the harsh
elements. All problems have an origin that can be investigated and repaired. If a
condition of disrepair is caught early, it will be less expensive in the long run. Post
“Semi-Annual” and “Annual inspections on the board’s calendar and assign at least one
person to review these recommendations prior to the inspections to refresh your
memory on the maintenance criteria. We recommend that at least two people do the
inspections: the more eyes, the better.
GUTTERS & DOWNSPOUTS
Maintaining clean rain gutters and down spouts are of key importance in directing the
water to the newly installed sumps and drywells. There are some areas that will require
more maintenance than others, based on their proximity to large growth trees. If the
gutters are not maintained, the downspouts may become obstructed, causing them to
overflow and spill over to the rock and ground below. Look for staining or discoloration
that will indicate where water is leaking at seams or joints. Also verify that all
downspouts can discharge effectively. If the downspout or discharge elbows are
crushed, replace them with a similar piece as soon as possible to assure ample water
flow. We recommend installation of gutter screens wherever there is a possibility that
leaves and debris could be trapped in the gutters.
