EXTERIOR WALLS AND FOUNDATIONS (PAINTING)
• Replace/repair selected sections of failing stucco per JWC Inspection Matrix, (3) pages updated 7-
12-17
• Based on 3,940 square feet
• Includes touch-up paint at repaired areas
Note: Quantities subject to adjustments based upon HOA’s current contracted painting company
Warranty shall be as follows:

2 Year Subcontractor Warranty at repaired locations
ROOFING:
Roofing Replacement per JWC Bid Documents listed above.
Summary Scope:
1. Remove existing tile and set aside undamaged tiles for re-use. Replace damaged tiles as required.
2. Remove existing roofing materials down to substrate and dispose.
3. Inspect substrate for damaged sheeting.
a. Replace damaged sheeting at a cost of $55.00 per sheet.
b. Other damage will be itemized, and fixed cost shall be provided on a case by case basis.
4. Install Boral GatorSeal, Self-Adhering Underlayment at perimeter eaves, ridges, and valley
waterways.
5. Install Self-Adhering Polyflex SA Base and SAP Cap membranes at dead valleys.
6. Install two layers of 40 lbs roofing felt.
7. Install 4' wood fir strips, anti-pond edge metal, all related pipe and wall flashings.
8. Raise roof to wall transitions at selected locations per Addendum 1.
9. Reinstall tiles.
10. Seal chimney caps as required.
