EXTERIOR WALLS AND FOUNDATIONS (PAINTING)
Buildings 1-15
1. Prep and paint all buildings with Nationwide Ultra Kote Weatherproof Painting System
2. Caulk and seal openings and transition details per specifications
3. Patch all cracked stucco
4. Replace selected areas of failing stucco
Includes:
• Exterior Stucco System (all resident buildings and clubhouse)
• Drywall soffits
• Wood doors and trim
• Garage Doors
• Wrought iron balcony railings
• Decorative awnings excluding galvanized roofing
• Low patio walls
• Pool fencing and block work
• Perimeter walls
• Stucco repairs per JWC inspection matrix
• Roof access utility doors, (4) new doors, (24) sets of jambs, stucco repairs, & trim
WINDOWS AND EXTERIOR DOORS
1. Address failing windows
2. Repair failing sliding glass doors
3. Repair entry and French doors
4. Seal threshold and below sliding glass doors
PRIVATE DECKS
1. Seal all decks with exterior weatherproof painting
2. Seal all surfaces with Crete-Guard by Nationwide Products
3. Caulk deck to wall transitions as required
