                                 ADDITIONAL MAINTENANCE

                                         RECOMMENDATIONS



               GENERAL MAINTENANCE

               A well-structured maintenance program can add years to the life of your property. The
               following instructions should not supersede any maintenance recommendations from
               material suppliers and manufacturers or replace your normal inspection schedule but
               used in conjunction with them.

               For further information on each item, see warranty summaries and complete warranties for
               applicable building locations on tabs 4 and 5. Do not hesitate to contact JWC with any questions
               or concerns.

               PAINTING

               Any breach in the Nationwide Ultra Kote Weatherproof Painting System will negate the
               warranty and limit the paint’s effectiveness (e.g., gouges, scrapes, hook or nail holes).
               Make sure any compromised area is repainted with Nationwide Ultra Kote
               Weatherproof Paint. Contact JWC to schedule. Seal any penetration through the stucco
               walls (electrical plate removal, HVAC unit repair, lighting installation, etc) with a bead
               of sealant or caulking. Keep surfaces clean of excess dirt, using the least intrusive
               method possible (soft bristle brushes or sponges are ideal). Remove any mold or
               mildew with commercial fungicide and low-pressure power wash. Monitor for
               efflorescence, a white crystalline salt-like deposit which can leach through the coating
               and deposit on the surface. Dry brush and rinse with clean water. Contact JWC with
               any questions or concerns.

               DECKING

               Clean concrete on a regular basis. In the case of any cracking or movement, please
               report to JWC immediately. Anchor all potted plants with a watering plate and ensure
               each has adequate air flow beneath them to prevent staining and mildew. Move each
               regularly. Don’t cover concrete surfaces with nonporous carpets or mats. Do not allow
               pets to urinate on decks. Move furniture periodically. Keep area clear of debris. In the
               event of any deck to wall transition cracking or failure, contact JWC immediately.
