APRIL SOUND
ADDITIONAL MAINTENANCE RECOMMENDATIONS
These “tips” are included in our closeout manual to assist in the maintenance of the
streets in the APRIL SOUND condominium neighborhood.
If there are any questions to any of the maintenance recommendations, please do not
hesitate to pick up the phone and contact JWC.
GENERAL MAINTENANCE
A well-structured maintenance program can add years to the life of your streets.
Common sense coupled with vigilance will be your best defenses in your battle against
Arizona’s extreme weather elements. If a condition of disrepair is caught early, it will
be less expensive in the long run; but if timely maintenance isn’t performed, distresses
are compounded. Cracks become potholes and potholes become craters. In conjunction
with JWC, we recommend scheduling Semi-Annual and Annual inspections posted on
the board’s calendar with at least two residents representing the April Sound
community.
ASPHALT
As indicated above, asphalt should be inspected semi-annually. In between inspections,
check for signs of cracking, flaking, peeling, fading, or thinning, especially at high
traffic and water-pooling locations. Contact JWC to review any areas in question.
Excess irrigation is a MAJOR CULPRIT in the early degradation of asphalt streets,
particularly until they have properly cured, a process that can take up to a year, and
before they receive their twelve-month seal coat. Already we have observed sprinkler
overspray causing staining and discoloration on the streets of April Sound. It is
IMPERATIVE that preventative steps are taken to avoid irrigation damage!!!
The cost of addressing minor deficiencies is much less than addressing serious issues.
Street maintenance should be performed when the roads are in fair-to-good condition,
rather than waiting until they are in poor condition.
