P. 50
As previously stated, your new asphalt will receive a seal coat at the one-year
anniversary of application complete with restriping of pavement markings. Take extra
care of your roads before that time.
CONCRETE
RAISED AND RIBBON CURBING
To maintain your new and repaired curbing, take care to avoid unnecessary contact with
the concrete. NEVER allow a tractor, bobcat, or truck to run over the curb.
To avoid white powdery efflorescence, avoid excess irrigation. As the intensity of
efflorescence increases with the hardness and volume of water that the curb receives,
check your sprinkler heads while the system is on and adjust them to minimize the
amount of water spraying directly on the curb. Frequent watering leads to increased
appearance of efflorescence. Although it is better to prevent its appearance altogether, a
solution of 50/50 vinegar and water with a light brushing will remove efflorescence.
CONCRETE VALLEY GUTTERS
As with your new asphalt streets, the concrete valley gutters should be monitored for
cracking and patched as issues arise. In conjunction with JWC, we recommend
scheduling “Semi-Annual” and “Annual inspections posted on the board’s calendar with
at least two residents representing the April Sound community.
RETENTION BASINS
The purpose of your retention basins is to slow down water flow and hold it for a short
time period to reduce peak runoff rates associated with storms, thereby decreasing flood
damage to your community and its surroundings. For it to perform properly, ensure both
the inlet pipes and concrete channels are kept clean and free of debris.
