                                    Several Firms SignLeases For Space AtBoro%u2019s Industry CitySeveral companies of varying size andstature have signed or are in the process ofsigning leases for space at Industry City,the 19-building industrial complex in theSunset Park section of Brooklyn.The City of New York, Department ofFinance has leased some 130,000 square feetof space on a single floor serviced by 18oversized freight elevators and threepassenger elevators. The newly leased areawill serve as a center for the department%u2019slight printing, bindery and warehousingfacilities. According to Ira Press, Directorof Real Estate for Industry City Associates,the move was prompted by a variety of factors. %u201cThe relocation of the City%u2019s FinanceDivision to Industry City will provide a hostof logistic advantages since all thedivision%u2019s operations will be contained onone single floor.%u201d Press continued that Industry City allowed the Department ofFinance to create the type of plant theyneeded, using the available space.D.F. King & Co., an information agent forWall Street firms, signed a long-term leasefor 25,000 square feet of space for itsdistribution, warehousing and printingfacilities. %u201cIndustry City provides an idealopportunity for Wall Street firms such asD.F. King, who are seeking industrialspace. Only seven minutes from WallStreet, Industry City offers easy access tothe Wall Street area, while at the sametime, providing very appealing lower-pricedrental rates.%u201dHeadquartered at 60 Broad Street inManhattan, the Wall Street firm has leasedone of Industry City%u2019s ground floor unitsthat offers three private tail board docksthat are accessible 24-hours-a-day.In addition, four smaller firms have leased space at the site, recognizing the readyaccess to the other boroughs and major interstate highways, in addition to the lowcost factors, according to Press. %u201cAs aresult of transportation studies conductedby several new tenants, Industry City hasbeen found to offer the industrial tenantoutstanding accessibility.%u201dFour additional firms include MysticWoodworking Co., a newly formed companythat manufactures kitchen cabinets andwoodworking accessories, has leased 7,000square feet; Fulton Ferry Liquidators, Inc.,a distribution center of surplus and discontinued merchandise, has leased 7,000 squarefeet; and Excelsior Belting Equipment Co.,Inc., has leased 13,000 square feet for themanufacturing and warehousing of padsand related items for the garment industrypressing machines.Finally, Modern Ortho Corp. has leasedapproximately 30,000 square feet for themanufacturing of innersoles for men%u2019s andwomen%u2019s footwear and associated products.The firm, which is a division of EsquireShoe Polish, anticipates increasing itsnumber of employees by 20 percent oncethe move is completed. Both Excelsior andModern Ortho have been subsidized by a City Financial Services Program.Industry City is located between 32nd and41st Streets in Brooklyn, and features morethan 6.5 million square feet of industrialspace on 35 acres. Companies may soon beable to purchase space as well as lease it,pending approvals by the State AttorneyGeneral%u2019s Office.Ten Firms Move HereWith City assistance, ten qualified industrial firms will be relocating toBrooklyn, retaining a total of 197 jobs forthe borough. The Financial Services Corporation of New York City (FSC) announced that a total of $500,509 in moving expensereimbursement grants were awardedthrough the agency%u2019s Industrial Retentionand Relocation program (IRR).%u201cIRR%u2019s moving expense grants are a major reason why Brooklyn%u2019s economicclimate keeps growing stronger. I applaudFSC for making it possible for so manyfirms to %u00ab%u00bb%u00ab%u00ab%u00ab/< mifUmborough,%u201d said Borough President HowardGolden.The companies that received the movinggrants are: Arlington Press Inc., $110,000,with seven jobs retained; D.F. King & Co.,Inc., a distributor, received $27,148, retaining 27 jobs; Evergreen Studios, LTD., awood products manufacturer received $7,852retaining five jobs; MacLane-Wings HatCorp., received $14,182 retaining five jobs;Modem Ortho, a foot products manufactiu-er, received $110,000 retaining 34 jobs.Sid Retkin Sewing Machines, a sewingmachine repair company received $11,092,retaining four jobs; Sunset Hat & CapManufacturers received $40,588 retaining 41jobs; Tronics Knitting Mill, Inc. a fabricmanufacturer received $16,476 retainingfive jobs; Tudo Electric Co. Thebuilding, although purchased by the state in1968, will be leased through the developer,Walter Uccellini United Group of Companies, that is renovating it.Demolition of the building began inSeptember, with the interior work to becompleted by December, 1987. At that timemost of the State agency%u2019s leases at theWorld Trade Center will expire. The cost ofthe renovation/reconstruction project hasbeen set at $35 million. Moving into thespace will be the Department of Taxation,the Department of Civil Service, theDepartment of Agriculture and Marketsand the Education Department.
