Such a hotel, in today’s market, could cost as much as $19 million to build. But the projected value for the same hotel in 2023, the target date used for the study, would be about $17 mil- lion.
“It could be profitable in terms of net income,” said the consultant. “But it’s not feasible in terms of the cost to build.”
Though it was explained that it’s not uncommon for there to be shortfalls in the numbers with today’s high building costs, Sanger City Manager offered the idea of tax incentives to entice potential hoteliers. Those tax incentives would come in the form of Transient Occu- pancy Tax (TOT) rates that are paid by customers to the jurisdiction in which the hotel is. The incentive would be to allow the hotel to keep those funds for a period long enough to offset the gap in building cost versus value, which is about $2.7 million.
“The city may have to put some- thing into the game in order to entice any developer to come in and do the initial development,” said Chapa.
The report did show that there is a
certain demand for such a hotel in the Sanger area, noting that the closest ho- tel options for visitors are in Clovis or near the Fresno Airport. A hotel near the intersection of Academy and Hwy 180 could also serve the many visitors to Kings Canyon and Sequoia National parks, the report said.
The next step for the city would be to commission another feasibility study, this one to look into what would be necessary to annex the north part of Academy Avenue, something Sanger Mayor Frank Gonzalez said he’s anx- ious to begin.
“This will be a good thing for the city,” said Gonzalez. “I’m looking for- ward to getting started with the study.”
In other city council news, the city council approved an amendment to the city’s water shut off policy for non- payers that would make the complaint with Senate Bill 998. The bill requires districts to provide adequate time and notice before water is shut off.
The biggest difference in the city of Sanger’s new policy is that custom- ers will be allowed 60 days without pay, as opposed to 30 days, before a notice of shut off is given. The city must also provide a 7-day notice to customers, prior to any shut off.

which was primarily being run by Edward Moran of Cutler. Moran and his associates were responsible for nu- merous drug sales, gun sales, shoot- ings and also conspired to commit rob- beries, home invasions and conspiracy to commit murder.
The investigation intensified when an eight-year old girl was shot in Se- ville last September. Through the investigation, Deputies were able to identify Jorge Barajas of Cutler as the suspect in the shooting.
Nearly 300 law enforcement per- sonnel from agencies throughout Tu- lare, Kings, Fresno and Kern Coun- ties, along with Federal Agents with the DEA and FBI, served 25 search warrants in Farmersville, Visalia, Tu- lare, Cutler, Orosi and Orange Cove, as well as 28 federal and state war- rants.
During the investigation, Detec- tives seized 12 pounds of meth, 150 pounds of processed marijuana, half- pound of black tar heroin, 18 fire- arms, four assault rifles, a grenade, two silencers and two stolen vehicles.
No officers were hurt during the operation and because of the hard work and determination of so many people, the group of violent gang members in the Cutler-Orosi area has
been dismantled, according to TCSO Sheriff Mike Boudreaux.
“The people in this community de- serve to feel safe when they lay their heads down at night,” stated Sher- iff Boudreaux. “They shouldn’t live in fear. And without these criminals lurking around every corner, the good people of Cutler-Orosi can breathe a little easier.”
