WHO SETS THE PRICE?
All sellers want to get the best sale price possible, but the question is who really decides that figure?
The realtor? As your realtor, how can I set the price? I’m not buying it and have no way of forcing the buyer and seller to
accept a certain price. I offer you one thing SERVICE.
Does the seller set the price? It would certainly appear so. But is that really the case? The sellers are free to ask any price. If
a typical house in an area is selling for R1.6 mil, could the sellers ask for R2.0 million? Sure they can! Will it sell for that?
Probably not.
So who does set the price? The buyer. A house is worth exactly what a buyer is willing to pay for it. However, selling
homes is more complicated because the buyer will be borrowing most of the money so the banks will have some say.
So, who sets the price? The buyer! A realtor can only show you what buyers have recently paid for houses in your suburb,
indicating a probable price range. The real difference between realtors is how they bring your house face-to-face with the
right buyer.
So work with the realtor who has a proven track record of bringing buyers and sellers together. Get the most you can! I do!
