                 I have appraised the above referenced property and completed the following appraisal report.  I was engaged to
                 develop my opinion of the current market value of the fee simple interest in the subject residential property, as of the
                 effective date of inspection and value noted in the report.  This opinion of market value was developed under the
                 definition of market value as stated in this report.  The appraisal was developed under Standard Rule 1 and the
                 Appraisal Report was prepared under Standard Rule 2-2(a) in accordance with the Uniform Standards of Professional
                 Appraisal Practice.  The appraisal and report are subject to the stated Scope of Work, Statement of Assumptions and
                 Limiting Conditions and Appraiser's Certification, and the Additional Certifications stated in the supplemental
                 addendum.
                 The scope of work involved a personal physical viewing and analysis of the site and improvements, a locational
                 analysis of the neighborhood and city, and an economic analysis of the market for properties such as the subject.
                 Personal property is not defined as real estate and therefore is not included in the valuation of the subject property.
