Rent Arrears

Every precaution is taken to minimise tenants falling behind in their rent by carrying out daily
checks on all tenancy files to ensure rents are kept up to date. Rent arrears are checked daily
by each property manager and at least twice a week by the team leader.
Should a tenant fall behind we take the following action:
 Between 0-5 days – Send a reminder SMS
 Between 5-10 days – Phone call & SMS
 Between 10-14 days – Phone call, letter, SMS & Email and alert the landlord of actions.
 15 days – A termination notice MUST be issued and the landlord notified and kept up to date
 All actions relating to phone calls, messages, emails, conversations, payment

   arrangements are recorded in the tenants file. This record is helpful for possible future debt
   recovery if required.
Our primary focus is to ensure that our office mitigates any loss of income to the property owner
in accordance with the law.
Our tenancy arrears are minimised by our strict tenant selection criteria.

              Landlord Insurance

Landlord Insurance is one of the most important things to obtain while owning an investment
property.
From the day your tenants move in, we are both restricted in how and when we can control
tenants actions and life events. Life events affecting them such as job loss or illness, can lead to
them defaulting on rent or abandoning the property. Even if you have the perfect tenant events
like earthquakes, storms, fire and burglary can damage the home and contents.
Please note we are not qualified Insurance Brokers therefore cannot give you the in depth
professional advice you need on this important topic.
