Tenant Selection

We pride ourselves on our hard earned reputation therefore we will not allow unsuitable tenants
to reside in your investment property.
Prospective tenants are qualified as suitable by us checking current employment, current or
previous rental history and personal references. Their ability to afford the rent is assessed and
each applicant over the age of 18 years is required to complete a comprehensive application form
and submit 100 points of supporting documentation with the application. It is important to
ascertain that the prospective tenant is who they say they are. This is easily verified by sighting
photo identification. ( drivers licence, 18+ card or passport).
In the case of a person who has recently sold their property, we will talk to the salesperson
involved who can often give us an idea of the presentation of the property and the applicants
lifestyle.
The process we follow is thorough and our experience in spotting inconsistencies in an
application enables us to dig deeper than the surface if necessary to qualify the applicant.
We are also currently a member with TICA (Tenants Information Centre of Australia) the largest
default tenancy data base operating throughout Australia and New Zealand. If a tenant has left a
property with a debt that has been proven through the Tribunal, their details can be listed on
TICA. Although not every defaulting tenant is listed on a database, it is growing on a daily basis
and is an added tool for processing a tenants Application.

    Tenancy Agreement Preparation

Your approved applicants are required by The Office of Fair Trading to enter into a binding
Residential Tenancy Agreement between themselves, Peter Taranto Real Estate and you as an
owner.
Once we have approved an application, we ask the prospective tenant to pay one week’s rent to
secure the property.
The next steps are:
 Prepare the Residential Tenancy Agreement
 Complete a detailed condition report
 Take internal and external photos which are stored in our office
 Lodge 4 weeks bond to The Rental Bond Board
 Photocopy any keys, remotes and swipe cards (if applicable) that belong to the property

       that will be issued to the tenant at the start of their tenancy
The tenant is now ready to sign the Residential Tenancy Agreement and move into the property!
