Routine Inspections

 Our Property Management team conducts regular routine inspections on behalf of you during
 the tenancy (a maximum of 4 routine inspections are allowed per year in accordance with the
 Residential Tenancy Agreement).
 After each routine inspection has been conducted, you will receive a written report on the
 property’s condition. We will ensure that the smoke alarm is in working order and will note any
 maintenance issues or requests that your tenant has bought to our attention. Should there be
 any major maintenance issues that require immediate attention we will contact you on our return
 to the office from the inspection.
 A lack of maintenance on the property not only hinders capital growth of the investment, but
 also could lead to an injury claim. By law, a tenant has the right to arrange emergency repairs to
 the value of $1000.00 if the agent or owner has not acted within a reasonable time.
 It is important that you return our calls/emails so we can keep you up to date with all related
 matters for your property. You can also indicate which is your preferred method of contact and a
 note will be made on your file stating this.

                  Maintenance

Maintenance issues are carried out in accordance with the property investor’s instructions. We
only engage tradespeople who meet our offices high standards. They must be licensed and they
must have valid public liability insurance cover to protect you and your investment.
Due to the volume of work carried out for us, we are in a position to negotiate the best possible
price. We usually request from our landlords an authorised maintenance expenditure limit to save
having to worry you for authorisation on usually minor repairs. You will be advised of any repairs
so we can seek your instruction in each instance.
All maintenance work carried out on your property is guaranteed. If at anytime we are not
satisfied with the quality of the workmanship we will instruct the tradesperson to rectify the
problem immediately.
The neglect of minor repairs will always lead to major (and more costly) repairs at a later date. At
its worst, poor maintenance can cause a good tenant to leave. Our maintenance program will
ensure problems are rectified quickly at a competitive price.

                 Rent Increases

As part of our service to our investors we realise the importance of rental returns and we are
constantly monitoring the current market rent on your behalf. We will review the weekly rental
amount automatically when a tenant vacates and advertise the property immediately at the
reviewed amount.
In addition to this, we will send you a letter at the end of the month before your tenants lease
expires to remind you of this and to ask if you would like the weekly rent reviewed. Please note to
put a rent increase into place your tenant will need to be on an expired lease and you are
required to provide 60 days notice plus 4 days postage.
