Introduction
T
he basis for all Design-Build proposals is the design work, which will be used for
estimating and preparing a proposal bid amount. Thorough investigation of the
project needs and implementing innovative design ideas resulting in an economical
final product will be the main objective.
Retaining the appropriate and competent design professionals for all design-work will be
important. Avoid proposal design-work that cannot result in a Design-Build construction
contract. When signing Design-Build contracts, prior to completion of the design-work, ensure
that the final drawings, when completed, will form part of your contract.
Maintaining a good working relationship with major subcontractors and design
professionals is a key factor in successful Design-Build contracting. Understanding the relevance
of building codes and the permit approval process is imperative if you
intend to maintain complete control of the Design-Build contracting
process. Fee arrangements with your design professionals will be fixed
percentage of construction cost, lump-sum payment or per diem rates.
Finalizing an "Offer of Service" for design, with all fees outlined
should be completed prior to commencing the proposal design-work. A
"Contingency Fee" arrangement with your design professionals should be considered for all
preliminaries and proposals design-work where reimbursement for these costs is not certain. Due
to the risk associated with Design-Build proposals it is recommended that you have a friendly
relationship with numerous design professionals. As the construction contract is the ultimate goal
of a Design-Builder the design-work completed for your proposals should be presented as part of
any subsequent contract and not offered separately. It is important to ensure that all retained
design professionals have adequate liability insurance including error and omission coverage.
Design-Build construction is a one-source responsibility for the joint-effort of design and
construction. Maintaining a team approach with your design professionals and major
subcontractors is a key element in becoming a successful Design-Builder.
