Project Requirements
Obtaining the information necessary to prepare an accurate and complete proposal will
involve extensive research on the purpose and intended use of the project. The Building
Function and or End-Use will usually dictate the main design criteria for the actual construction
and therefore the importance in understanding the project needs through completion of the
comprehensive and detailed questionnaire forms included herein. The owners input should be
accurately noted, recorded and any preferences or special needs be incorporated in your design
work. Regardless of the Owner’s input, or your understanding of the needs, it will be expected
that the building function for the intended use, and as the Design-Builder you will be responsible
to satisfy all aspects and needs of the project.
During the sales effort there will be usually be some design work required. This could be
simple sketches or a full set of drawings for your proposal presentation. Any tendered projects
that request drawings should be thoroughly qualified before committing to the expenses involved
with this type of proposal. Wherever possible, obtain a sketch or drawing prepared by the owner.
Regardless of how basic the owners’ design information may be, it represents the owner's input
and should be preserved on file.
Owner’s requirements (sample project)
The Acme Manufacturing owner’s staff provided the project information and floor plan
noted in the following example.
Ground Floor:
Light manufacturing -
100.0 ft. x 150.0 ft. x 20.0 ft. clear
plant office, lunch room (4 F, 8 M), washrooms.
Offices - 50.0 ft. x 70.0 ft. x 8.0 ft.clear
