Project Requirements:
Building Code:
All Projects will be governed by an applicable Code. Before proceeding with any design
work the code classification and requirements must be determined and incorporated. Preliminary
meetings with the local planning and building officials or code administrators can eliminate design
problems that may not be apparent in the early design phase. Some codes will define the type and
size of projects mandating professional design. It is strongly recommended a complete
professional design-team is utilize whenever practical or possible. The credibility and
professionalism of your proposals should be more than offset by any savings derived from
excluding such an important element. Permit applications and the general approval process will
be readily facilitated with professional involvement. Code requirements normally address the
following general categories.
Fire protection (spatial separations, site access, Hydrants, sprinklers)
Use & occupancy (Commercial, Industrial, Residential, Assembly, Institutional etc.)
Combustible or non combustible elements
Occupant load
Hazardous items and processes
Barrier free
Safety
Design loads (structure and climatic)
Building Permits:
Applying and obtaining a Permit will usually require a complete design package
submission. Due to the regional variables in bylaws, regulations and the governing authorities
having jurisdiction, we offer the following items to be considered when going through the permit
process.
