DEVELOPMENT LICENCE
What is a Development Licence issued by the company?
A Development Licence is an agreement between AOSERA Limited (the company) and the applicant (a member of the company) which confirms that a sum of money will be paid to the company as a result of a development the applicant is planning to undertake on their property. The sum of money to be paid to the company under the Development Licence is directly proportional to the size of the development being undertaken by the applicant. When is a Development Licence required?
When an applicant has an approved planning application or has applied for a certificate of lawful development under permitted development rights to develop
their property, by increasing the size of the property, renovating significant parts of the property or building a swimming pool at the property. The Development Licence will be forwarded by the company to the applicant prior to works commencing for the applicant to return with the appropriate fee. Work should not commence until the licence has been signed and the fee paid.
Where to send Development Licence and fees?
The Development Licence (signed by the applicant) and the fee should be sent to the company’s registered office in Rustington.
When is a Development Licence not required?
A Development Licence is not required, when a member of the company is engaging maintenance trades personnel for the general upkeep of their property. A Development Licence is also not required when a member of the company wishes to increase the access to their property across company land. This requires a separate document called a Deed of Grant which is a legal agreement between the company and the member of the company and is registered against the property confirming the change in access rights.
The Deed of Grant warrants a different fee.
What is the money from a Development Licence used for?
The money collected from the applicant, is for the sole purpose of funding any wear and tear created by the trades vehicles, delivery lorries, skip lorries etc that are required to traverse the company land (roads) to get to the property being developed.
