Reference Guide Fire Strategy
1.1 Introduction and Scope
This CAN (Consultants Advice Note) addresses the outline fire strategy requirements for a
store consisting of a Ground Floor retail space with additional accommodation at First Floor
level. It should be noted that each store should be subject to a fire strategy review, and the
intent of an exemplar design is to provide high level advice that may form the basis of future
discussions between designers, engineers, Building Control and, where applicable, the Fire
Service.
The guidance within this report does not provide the only route to compliance and any
deviation from the model design assessed or from the recommendations presented herein
should be assessed and reviewed by a suitably qualified engineer.
Sources of Information
The following sources of information commensurate with the model design described above:
• Proposed Fire Separation Works, project number 7504.54, drawing number
L(200)02.
It is noted that this is an indicative plan and that this drawing will not necessarily reflect the
first floor conditions of buildings across the portfolio. As this is an exemplar Outline Fire
Strategy, applicable assumptions have been made with regard to siting and access to/from
upper floors.
Principle Building Characteristics
It is understood that some co-op stores are situated over more than one floor, with the shop
floor sales area situated principally at ground floor level and ancillary accommodation above.
This accommodation may consist of staff areas and/or storage/warehousing, though it has
been assumed that these areas are not accessible by members of the public.
Overview
The primary objective of this fire strategy review is to identify how an acceptable level of fire
safety may be achieved commensurate with the Requirements of the Building Regulations
2010. The Buildings Regulations 2010 is the Statutory Instrument which seeks to ensure the
policies set out in the Building Act 1984 are implemented. The requirements of the Building
Regulations 2010 may be met in one of two ways, compliance with an accepted design code
or through a fire engineered approach.
