9. When in use, barbecue grills must be placed south of the concrete walkway (towards the ocean).
Specifically, the Town of Southampton Fire Department has indicated that it will fine the Condominium if it
ascertains that any Unit occupant uses a barbecue grill close to the deck. Any fine incurred by the Condominium
Associa on will be charged against the account of the Unit Owner. Once they cool down or they are no longer in use,
it is mandatory that the grill be returned to the area north of the concrete walkway underneath the shower
a ached to each deck. THE USE OF ANY KIND OF LIQUID CHARCOAL LIGHTER FLUID IS PROHIBITED AND WILL
RESULT IN AN IMMEDIATE $500.00 FINE FOR VIOLATION.
10. Tenants are not permi ed to have any pets on the property. Visitors of Tenants or Owners are not permi ed
to bring a pet on High Dune Condominium.
11. No ball playing of any kind is to take place outside lower Ocean deck up to fencing running along condo
property. Fines will be assessed to Owners.
12. Please constrain talking to just above a whisper on any deck before 9:00 a.m., and a er11 :00 p.m.
13. It is recommended that you do not use the dishwasher or washing machine within the Unit unless someone
is in a endance to turn the machine off should a flood occur.
14. There have been several near accidents with automobiles entering the Condominium through the "Exit
Only" driveway. Please take no ce and advise all your friends and visitors prior to arrival at High Dune Condominium
that the eastern driveway (near the pool) is an "Exit Only". The western driveway is an "Entrance Only."
15. The Visitor parking spaces are intended for those who are not on our property on a regular ongoing basis. If
occupants within your Unit need a third or fourth automobile space, please a empt to "borrow" the use of the
space from another Unit Owner, as opposed to leaving your automobile on a con nuous basis within a Visitor
space.
16. In order to prevent a poten al fire hazard, it is mandatory that each Owner inspects the exhaust system
from the electric dryer to make certain that it complies with the updated Code requirements. Our Staff will be
inspec ng each Unit and will advise as to whether your exhaust complies with the Suffolk County regula ons.
17. Children under the age of sixteen (16) years are permi ed in the Pool Area only when accompanied by a
Parent or a Responsible Adult and shall not be le una ended in the Pool Area. For each Unit with up to three (3)
underage swimmers, there must be at least one (1) adult supervisor. The Lifeguard has been instructed not to act as
a babysi er or to perform any other errands for Owners. Infants and toddlers who are not toilet trained or whose
toilet training abili es are ques onable, MUST use a swim diaper. Should there be an accident, the Unit Owner will
be held accountable for draining and refilling the Pool, and they also will be held liable for all costs associated with
these and any other necessary procedures. The serving of food is not permi ed in the Pool Area. No beverages are
allowed in the Pool Area regardless of type of beverage (this includes water bo les).
18. Our employees work for the Condominium between the hours of 8:00 a.m. to 5:00 p.m. Other than an
emergency, please refrain from asking either of them to do any personal items while on Condominium me.
19. We now have four sheds to house the Owners' bicycles, on a first come basis, allo ng no more than two per
Unit. Any disputes are to be decided by B.O.D.
