• Feedback on the room mix based on the information in the OBD, along with any recommendations that would enhance the
Project’s appeal

• Notable points for discussion:

a) Room mix shows sizes yet discussions should evolve around kings, queens and inter-connecting for families during leisure
travel, specifically within the 4-star property

b) A & B type rooms in the 4-star hotel could be perceived in the market as slightly smaller than would be expected of a
product with this star rating. We suggest larger

c) Bathrooms and bathroom design have evolved in recent years and the most desirable all have natural light from the

bedroom but provide privacy during the night

d) Overall room counts seem consistent with likely market demand

e) We could not assess from the renderings if any of the hotel rooms have balconies

f) Sustainability and socially conscious development methods, materials and construction will help to further enhance the
project and its’ global appeal

g) Once we have toured the site, met the owners and have access to the design team – we will bring a few select global
executives involved in our hotel design & development with many unique and bespoke ideas to drive project appeal and
ROI
