DEVELOPMENT SUGGESTIONS




         • Commentary on area distribution and number of F&B outlets, MICE capacity and Spa configuration:


                 a)   We would recommend that each hotel has two distinct dining options. One breakfast / all day casual dining and one which is a
                      specialty restaurant. Additionally – each should have a café open all day and evening. Depending on the type of casual
                      restaurant created and given the relationship between the two hotels and close proximity, it could be that the specialty restaurant
                      sits within the 5-star hotel and the 4-star hotel casual restaurant is slightly more themed and concepted to also attract clientele.
                      We would recommend all are created as ‘High Street retail’ quality and therefore attract outside guests, local business associates
                      and locals. A rooftop venue would add considerable cache and appeal

                 b)   Floor areas depicted are very small and don’t take into account kitchens, storage, refrigeration, stores etc. Bars and lounges are
                      incredibly popular and must be reflected in programming

                 c)   This same comment applies to the meeting spaces which are small. We would also recommend a far larger ballroom for
                      business and social events. Although the Conference Center is attached to both hotels, very personal events like weddings may
                      require a far more highly designed and private location rather than a corporate conference center event space. The conference
                      space seems well sized
                 d)   The Spa is small if it must include many standard features expected today such as steam, jacuzzi, salon, relaxation areas,
                      changing areas, showers and lockers etc.

                 e)   The fitness center in the 4-star property is too small especially given the larger room count than the 5-star. It should also be
                      considered if one of the properties will or can offer memberships to outside guests given the mixed-use nature of the
                      development? If this is the case, fitness centers, the design, offerings and layouts will be critical. Memberships in many of our
                      global properties have contributed significantly to profitability nit just through fees but from members use of the hotel F&B
                      facilities etc.

                 f)   The rooftop pool and bar will be heavily utilized and should be sized accordingly
                 g)   The 4-star hotel should also have a pool unless the plan is for guests from each hotel to share the 5-star hotel pool which we
                      would recommend against given security and control issues
