WHY USE A RENTAL AGENT TO
AGENT OBLIGATIONS: (PROCUREMENT LEASE)
1) Advertise the property online and handle enquiries from prospective
tenants.
2) Show the property to prospective tenants on landlords’ behalf.
3) Perform credit and reference checks on prospective tenants and register
any defaulting tenant on behalf of the landlord with a credit bureau.
4) Assist prospective tenants with application forms.
5) Negotiate a lease agreement and extensions of the property.
6) Receive first month’s rental and deposits. Pay the landlord the balance after
commission & VAT deductions.
7) The agent’s responsibility to the landlord shall only extend to
procurement and screening the tenant to lease as well as
facilitate the signature of the lease agreement.
8) Keep landlord informed of complaints arising from or in
connection with the letting or occupation of the premises.
9) The agent will have no responsibility to monitor or
enforce any term or condition of lease signed. The
landlord and tenant will deal direct and enforce the
obligations and rights in terms of the lease and
should there be any dispute out of lease whatsoever
this will be dealt directly between tenant and landlord.
10) Ingoing inspection will be an additional charge
dependent on property type.
