PUEBLO ESTRELLA MEETING MINUTES

November 11, 2020 – General Meeting

In Attendance

David Vitkus (Vice President), Tamara Dillon (Treasurer), Rudy Lopez (Secretary) Carol Lawson
(Member at Large). David Vitkus called meeting to order at 7:08 pm.

Approval of Minutes

Minutes reviewed, Rudy Lopez moved to approve, Brad Strizver 2 and all approved.

Treasurer’s Report

All in attendance reviewed the treasurer’s report. Rudy Lopez moves to approve. Tamara
Dillon 2 . All approved.

Fine Process amendments

Rudy Lopez explained his reasoning for changing the fine policy for repeat offenders. Should
repeat offenders be immediately charged for a compliance issue for which they had
previously been charged. Some owners seem to know that there is a two week period
before fines start and time their non-compliance accordingly. This item was looked at
previously by the board and a fine policy and other information was developed by a lawyer.
The board members were sent a copy of these items. Rudy Lopez moved that all members
review these items and reply to management by the end of the next week with questions or
comments. Carol Lawson 2 and all approved. It was mentioned that the fines should be

more specific as to the issue on the immediate repeat offenders.

RV Parking

Several members noted that there are an increasing number of owners illegally parking
R.V.’s in the community. Management has noted that one such owner had moved their
trailer from the property and that any board member could send photos of offending R.V.’s
that are not in compliance with the 48 hour rule and a notice can be sent.

Newsletter items

This coming December newsletter would be a good place to put the parking and RV rules
for a reminder to the owners. There are many newer owners who may not be fully aware of
these rules. Other items to print would be reminders about trash can procedures and dog
feces.
