Decks


               Replacement Decks:

                   •  Decks must be replaced a minimum of 24” apart from any neighboring deck. For decks not
                       meeting the current 24” minimum requirement, replacement deck must accommodate the
                       current standard. If the 24” minimum requirement is unable to be met due to obstruction, to
                       include exterior vents, bay/box windows, electrical outlets, downspouts, etc., the deck must
                       be replaced with the maximum amount of distance that can be obtained past the
                       obstruction. If the 24” minimum requirement is unable to be met for any reason outside of a
                       previously noted obstruction, Baldwin Grove Cluster Board approval is required
                          o  Replacement decks cannot be replaced onto a party wall
                          o  Deck may be a maximum of 12’ deep from the rear wall and 10’ deep from the box
                              bay wall
                          o  End unit decks may be inset 1’ from the end of the home

               New or Expanded Decks:

                   •  Decks must be replaced a minimum of 24” apart from any neighboring deck. If the 24”

                       bay/box windows, electrical outlets, downspouts, etc., the deck must be built with the
                       maximum amount of distance that can be obtained past the obstruction. If the 24” minimum
                       requirement is unable to be met for any reason outside of a previously noted obstruction,
                       Baldwin Grove Cluster Board approval is required.
                          o  Replacement decks cannot be built/expanded onto a party wall
                          o  Deck may be a maximum of 12’ deep from the rear wall and 10’ deep from the box
                              bay wall
                          o  End unit decks may be inset 1’ from the end of the home
                   •  Design Review Board approval is required for any deck replacement, extension and/or new
                       installation. For decks where the 24” minimum requirement is not met and Baldwin Grove
                       Cluster Board (BGCB) approval is required, the BCBG approval must be included and
                       submitted to RA staff as part of the homeowner’s DRB application.

               Upper-Level Decks:

                         Decks may be Trex Composite, color: "Tree House" for decking, and Trex Transcends
                          Monochromatic, color: "Tree House" for railing, with the stipulations that the railing
                          design exactly match the existing approved cluster standard
                         Deck may be maximum 12’ deep from the rear wall and 10’ deep from box bay wall
                         All decks must be inset 2’ from the adjacent neighbor; end units may be inset 1’ from the
                          end.
