items that inspectors search for are material defects that may adversely
affect the overall value of the property, in the short and long term, as well as
areas that may pose a safety risk. Inspectors also look for signs of wear and
tear on large home appliances such as the hot water heater and HVAC.
The inspector will take anywhere from two to four hours to walk through the
house, making sure that all systems work properly and safely, and that the
home structure is solid. He will examine the heating and cooling, electrical, and
plumbing systems, as well as the foundation, structure, roof, and insulation.
If possible, accompany the inspector through the house, as he will be a
valuable source of information about how things work and he may provide
helpful tips and suggestions for improvements as he walks through. The
inspector will take pictures and notes as he completes his inspection and
will provide you with a written assessment of the condition of the home.
The assessment will identify crucial repairs as well as recommendations for
additional repairs and maintenance.
