        Your lawyer will review the inspector’s report and help you decide how to
        proceed.  He  may  ask  for  a  credit  against the  purchase  price to  cover  any
        major necessary repairs, or he may even find grounds to rescind the contract
        if necessary.



        Roof Inspection

        Aside  from a  general  inspection, some buyers  may  also opt  for a  roof
        inspection. A roof is among the most costly components of the house, and
        damage to the roof is often not detectable by a regular home inspector.
        For about $125 many roofing companies will conduct a thorough inspection
        of  the roof. If damage is discovered,  the expensive repairs can  then be
        negotiated into the purchase price. Some roofers will credit the cost of the
        inspection towards any necessary repairs and may even offer free estimates,
        but be sure to verify that the inspection is thorough and not an off-the-cuff
        approximation.
