2.0 Development Overview
2.1 The Scheme
Associate Director Peter Whalley and Property Manager Chantelle Walker, visited 1-51 Victoria Dock Apartments on Thursday 5th April 2018. A site walk was conducted of the development and access was available to one of the internal entrances.
The scheme is a purpose built residential development consisting of 51 properties within an L-shaped structure consisting of 6 blocks containing between 5-7 storeys. Within the 6 blocks there are 8 similar core entrances, housing between 3 to 5 apartments per core and several townhouses with private entrances accessible from outside the building.
The building is a mix of render and timber (cedar) cladding set around a paved and hard standing gated estate with hardy planted areas and grass borders. The estate facilities include a bin store, CCTV, lighting and both a vehicle and pedestrian gate leading to parking bays.
The common core entrances include a lift, electric heaters and a re system with associated re panels. The ground oor area covering is ceramic tiles complemented by carpeted stairs and landings with glass panel balustrade to the upper oors.
The development was constructed around 2007, by Watkin Jones Group Limited and is situated on the waterfront of Doc Fictoria with striking views of the Menai Strait. Victoria Dock is set within a complex consisting of an array of commercial and retail units which include a hotel, bars, cafés and restaurants plus a blue ag marina.
A Residents’ Management Association called Doc Fictoria Residents’ Association (DFRA) is currently in place, who are an integral part of the management of the development.
