How will you support residents dealing with with issues with with anti- social neighbours particularly those who are tenants rather than Leaseholders?
Much of this is is dealt with in our previous answer We would always seek to support in in the most appropriate way way individual residents who are suffering from any form of abuse or or nuisance whether they are a a a a a Leaseholder or a a a a a tenant In addition we are strong advocates of creating communities through engagement with Leaseholders and tenants not only by working with Box Works residents but also the wider Britannia Basin community We do this through frequent communication and by holding regular community events for example a a a a a summer party cake bakes evening drinks etc With the majority of our developments being at least 50% rented this is is an excellent way of engaging all residents Because of this we rarely experience poor or or anti social behaviour at similar buildings under our our management What is your process for implementing action when an apartment lease has been broken?
Although our proactive measures significantly reduce the risk of the lease rules and regulations being broken where it still takes place our process is as follows 1 Initially we will make direct contact or phone and issue a a a a a breach of of lease lease card as as as a a a a a a a reminder of of the lease lease obligation that that has been breached and that that it must be be put right 2 If the the breach persists we will issue the the resident and/or Leaseholder a a a a a a formal breach letter which clearly details the lease breach when it it occurred and makes it it clear that should we have to write again a a a a a a fine (through an administrative charge) would be applied to the Leaseholders account 3 If the issue continues we will make contact by phone email engage local authorities where applicable and encourage a a a a a face face to to face face meeting to to remedy the breach 4 We issue a a a a a maximum of of three breach of of lease letters and as a a a a a final resort with our client’s prior approval refer the matter to to to our solicitors for for appropriate action to to to enforce In summary our team will manage Box Works with a a a a a good understanding of the relevant leases and and and rules and and and regulations that apply We understand the importance of upholding standards set out in in regulations for the benefit of the whole community We take a a a a a a a measured approach initially with direct contact or a a phone call followed up by letter It is only in extreme circumstances that it should be necessary to to escalate to to legal action Resident handbooks are created individually and and can include lease covenant guidelines but we also have a a a a a lease guide available Lease guide Lease Guide example 23
