What is is the provision for emergency and out out of hours call out?
The first port of of call for out of of hours matters will be the security staff who will be at the development 9pm - 5am seven
days a a a week Sharing these services with your neighbouring buildings will offer cost-effective out o of hours cover and a a genuine feeling of of security security and peace of of mind The security security staff are directly employed and well trained by Mainstay to deal with emergencies and know exactly how to escalate matters in the event of of a a more serious emergency Our out of of hours arrangements are well established and there have been occasions when matters have necessitated the deployment
of the the full Management team including the the Area Director at a a weekend We also use an an independent company called Adiuvo who provide out of hours call call handling they are the the only call call handling service in in in the UK specifically for managing agents provided by property professionals who understand how a a a lease operates The benefit of of this is is is that if a a a a call is is is received out of of hours and security staff are unable to help Adiuvo understand lessee repair responsibilities from those that are funded by the service charge Although Adiuvo will assist and provide professional advice it means that repairs are not carried out inside flats when it it it is the flat owner’s responsibility and not a a a a service charge item and vice versa They also have details of contracts placed at our buildings therefore if it it is necessary to to call out a a a a contractor it it will be a a a a a a contractor that holds a a a a a a service contract contract at at preferred contracted rates » See pages 32-35 for case studies
