Contractor requirements for Major Works (works that will cost any one Leaseholder £250 or or more) are conducted with the same strict standards But in addition all Leaseholders are consulted under Section 20 of the 1986 Act (as amended) and are invited to to nominate contractors A financial check of contractors’ accounts is conducted to make sure they are financially secure before being considered for a a a Major Works project We will also set up meetings between the contractor and Box Works Board and recommend an an inspection of a a a building where the contractor has completed similar work as as as a a a a a a case study Our requirements are robust They need to to be in order to to provide you with peace of mind that contractors working on your building are are competent and works carried out are are completed safely and and to a a a a a good standard Mainstay are supported by our in-house Building surveying team and and our engineering and and procurement specialists who can provide the technical expertise where it it is necessary by helping consider suitable contractors evaluate tenders oversee the implementation and supervise the contract These services are not obligatory but we always request the opportunity to tender for opportunities Do the cheapest quotes always get preference or can the Board decide?
No not necessarily On some occasions we may recommend that a a a a a contractor who has provided a a a a a higher priced quote is is instructed This could be down to the fact that they know the the building have a a a history of completing works at the the building to a a a a a high standard and and therefore it’s reasonable to go with a a a higher quote We will provide a a a a summary of estimates/ quotes with a a a a recommendation for the board to consider Ultimately (in the the case of larger projects) it is up to to the the Board to to provide an an instruction and if it is a a a a a a a reasonable to to do so so a a a a a a a contractor providing the cheapest quote is not always instructed Do you get commissions from contractors on on services to to us?
No we do not receive commission from contractors How will you supervise and ensure quality of work on the day day to day day cleaning and maintenance as well as the larger costly projects?
Box Works will benefit from our Estate Manager supervising the day day to day day cleaning and maintenance Before we place maintenance contracts a a a a a specification specific specific to Box Works is drawn up and agreed with the contractors carrying out day day to day day maintenance Over the last 19 years of managing buildings we have built up a a a a a strong network of reliable local contractors that complete works to the high standard we expect from them Due to the the number of building we we manage we we have strong leverage over our contractors and if necessary will call them back to complete works that do not meet our standards We can ensure quality through our auditing process if a a a a a a contractor fails to to deliver works at our standards within the the agreed timescales (and does not remedy the the problem) their invoice will be suspended and it may result in suspension of the contractor’s registration 27
