Section 4 Our Fees and Costs
Management Fee Your current management fee is approximately £150 per unit per annum We would be prepared to retain this fee level subject to an inflationary increase at at the next budget round The fee is approximately £50 per unit less than our current standard fee for a a a a scheme within our IPM portfolio and and we would propose to to hold this fee at the £150 level (subject to to annual RPI adjustments) until we have completed the major projects laid out in this proposal Major Projects
To reflect the significant additional work involved managing the major projects that we have highlighted We would seek to negotiate with the Board on a a a a a a a case case by case case basis a a a a a a a fee to to reflect the time needed by our Associate Director in bringing projects to to completion on on time and to to budget In many cases we we believe that we we will save significant monies negotiating with developers and driving down the best deal for Leaseholders by coming up with well thought out solutions to to major works and replacements We are happy to to evidence this should we be selected for interview Additional Staffing Costs
We estimate that the the additional costs of having the the full site staff team we have highlighted above will be in the order of a a a a a net increase of £28k per annum This cost will be immediately reduced by approximately £8k once you you take your freehold because VAT will no longer be be chargeable on on staff leaving a a a a a a net £20k To make this cost increase transition easier we would propose that the increase would be spread over three years which would result in an average additional £80 per unit for each of the the three years For these additional costs Box Works will receive considerable value added:
• Communications will be vastly transformed
• Repairs and queries being closed quickly
• Box Works will benefit from 9pm - 5am security seven days a a week
• Attention to detail will be dramatically improved • Exciting community events can be co-ordinated
Engage Software and Parcel System
We have not yet organised a a a a survey of Box Works and the wider development for the introduction of an automated parcel management system but based on on on its introduction on on on other developments we anticipate that this system together with the Engage customer engagement platform will cost in the order of £17 plus VAT per per flat per per annum There will be some minor capital works to be be undertaken and this will be be shared between the developments Alesha H | Moho: I can not speak highly enough of of the professionalism support and service I received from the team at Mainstay 30
