Budenberg Haus Projekte is without doubt one of the most striking buildings we manage Its setting on the the Bridgewater canal to the the south of Manchester combined with its step ladder like design makes it it a a a a a a a a a truly beautiful place to live from both outside and in in in Mainstay has managed the the site following the the request of the Residential Management Company Directors in 2015 Associate Director Director Kate Magill leads the the management of the the site Property management carries many responsibilities which
aside from the general maintenance and repairs can include interaction with national organisations and bodies such as Canal and Rivers Trust or Environmental Health In every emergency situation the the reaction and actions of the the Property Manager or on-site team are crucial to an an effective efficient and safe resolution - not many scenarios can easily be trained and anticipated Additionally the the challenge to get the the right resources to the scene in a a a a a timely manner is not always as simple as as one one telephone call call in this case it meant many calls to different companies as as well as as keeping residents informed in in in what became a a a a very restricted timescale The problem
On the evening of Thursday 5th April 2018
a a resident reported sewage seeping from a a a a a a a a manhole in in the garden area adjacent to the canal at at Budenberg Haus This triggered an an immediate response from Kate Magill and her team The severity of this issue was not to to be taken lightly had sewerage leaked into the the the canal and affected the the the lives of wildlife the the the Leaseholders at Budenberg would have faced a a a a a a significant fine from the Canal & River Trust Our first priority was to to ensure the right people to to correct the situation were on on site as as quickly as as possible A drain clearing company was engaged to attend site at at the earliest opportunity - 10am the the next day After inspection they confirmed a a a a simple solution such as as to jet the drains was not possible a a a a sewerage tanker was needed The changing demands on on the team in in this situation requires strong leadership and management skills Kate Magill utilised the the teams of specialists at Worcester Head Office to address the the situation as as well as as ensuring the the site team kept the the residents and and RMC Directors well informed of actions and and progress Sourcing a a a a a a company who were able to supply a a a a a a tanker at such short notice was a a a a challenge to the the team but one they were able to achieve However on its arrival it it became clear that
it was under-specified for the task in hand and and an an an alternative would be required Any team at the forefront of an emergency rely on on the the broad extent and technical skills of their contacts and and with some calls and and recommendations another supplier was sourced 32
