Working with your RMC
Western Road (Ealing) Residents Management Company Limited (the RMC) is a company which has been formed, as per the terms of the lease, to manage Western Road.
The RMC has a board of directors whose role is to liaise with residents and the Managing Agent, Mainstay, and to make decisions to ensure that Western Road is managed in accordance with statutory guidelines and the terms of the lease.
The RMC has the right, in their absolute discretion, to revoke, amend and add rules that are in the interests of good estate management at any time.
The RMC meets regularly and is responsible for holding the Managing Agent to account, making formal decisions such as the approval
of yearly service charge budgets and expenditure, taking required actions such as the authorisation of cyclical repairs, statutory works and improvements as well as making key decisions regarding day-to-day maintenance of Western Road.
The RMC’s key commitments are as follows:
Holding yearly annual general meetings (AGM) following the approval of year-end accounts.
Holding resident’s meetings and/or surgeries at least four times a year.
Providing monthly updates to residents.
The RMC is committed to ensuring that Western Road is a safe, enjoyable and pleasant place to live. In order to achieve this, you are asked to familiarise yourself with the lease and adhere to the requirements therein.

Lease references (summarised)
Pets: all animals, reptiles, fish insects, birds or other wild or domestic creatures require a licence from Mainstay to have in your property.
Cleaning: not to throw or leave any dirt, rubbish or noxious substances (including cigarette butts) into the communal parts of the building or out of the windows of your property and ensure that all rubbish is placed in a secure bin bag and taken to the bin store avoiding any leaking or dribbles along the way. Remember, you are responsible for your visitors.
Displaying items: not to display on the outside, inside your windows or on the entrance door of your property or elsewhere on the building, any sign, name, plate, placard, bill or poster other than a single “For Sale” sign which may be placed inside a window of your property once the Landlord has completed all of its initial sales of the properties in the building and once you have permission from the Landlord and the RMC, as stipulated in your lease, to sell your property.
Balconies and Patios: Not to hang, expose or store any washing or other items from the windows or Juliet balconies so as to be visible from the outside of the Property. Patios are also included in this clause.
Dangerous items: not to store any flammable, combustible, hazardous or offensive materials or substances in your property or on any part of the Building or do anything in or about the Property or the Development that may be or become dangerous or a nuisance or annoyance to the Landlord or any of the owners
of other Dwellings on the Development
Parking: not to allow any person, including your visitors, contractors, tradespersons and couriers, to park on the Disabled Parking Space during such times as the Disabled Parking Space is not leased to a tenant of the Development, except for visitors to the Development who hold a current disabled person’s badge issued pursuant to Section 21 of the Chronically Sick and Disabled Persons Act 1970 who may park on a first come first served basis on the Disabled Parking Space for no more than 24 hours at any one time.
