Please remember
As mentioned previously, your lease includes, in full, the obligations by which you are bound. However, for ease of reference we have summarised some of the most important points below:
Highlight any issues inside or outside your property to Mainstay as soon as you become aware of them e.g. pest control.
If you include the RMC in your email they will follow up and ensure remedial action is taken.
Be considerate. You are responsible for your visitors and should ensure that they are respectful to others and the building.
Take care when buzzing-in visitors and check to ensure they are known to you.
Clean your flat, including the inside of your windows, your doors and if you have an allotment, please ensure that it is tidy and maintained.
Request permission from Mainstay to use the disabled parking facility, before you park, and comply fully with the procedure set out by the Managing Agent.
Submit a request to sublet your property through the official procedure detailed in the Lettings Guide found on Pocket Living’s website in your My Pocket dashboard.
Request permission from Mainstay to keep pets.
Test your fire alarm, remedy any pest issues and service your boiler.
Prevent doors slamming and close entrance doors behind you to
prevent unauthorised access to members of the public. Please note, the garden gate deactivates for 10 seconds after you use your fob to open it. Please allow enough time until it re-activates and locks successfully.
Clear up any mess, spillages or items, in and around the building, created by yourself or your visitors. If an accident occurs, report it to Mainstay.
Communal areas are to be kept clear of any personal items, this includes the riser cupboards, balconies and patios.
Windows should not be forced open, as this results in costly repairs to the AOV system that controls the windows.
Keep noise to a minimum especially between the hours of 10:00pm and 8:00am and between the hours of 12:00pm Saturday and 8:00am on the following Monday.
Breaches
As Managing Agent, Mainstay will uphold the Lease and the House Rules. Failure to follow the Lease and the House Rules may incur fines for breaches. As highlighted within this document, you have responsibilities for the property you own as well as the surrounding building and grounds. You may only use communal areas and shared space as set out in the lease. For reasons of fairness,
health and safety and general good order, you must follow your Lease and the House Rules.
