House Rules
Your property, together with the whole of the building, will be a safer and more enjoyable place to live if standards are maintained. A clean and tidy, presentable living space has the added benefit of increasing the value of your home.
Building a Community
Residents are requested to take full responsibility for their visitors, taking care to ensure only known or authorised persons are let into the building. In case of deliveries, if a person buzzes your entry system on behalf of a neighbour, please verify their identity and, if you are confident of their identity, accept/sign for the delivery.
Please note, there is no on-site concierge, security desk or a provision for daily cleaning and grounds maintenance. Therefore, if you or your visitors leave an item or any waste in the communal areas it may remain there until contractors next service the building. Examples include: letters or junk mail left on top of the post boxes, rubbish left in communal areas and discarded cigarette butts in the garden and grounds.
In the bin store, there are often large or incorrect items left in and around the bins which prevents the Council completing their collections. This results in increases to the service charge for additional servicing which is passed on to all residents. Please ensure, therefore, that you dispose of your waste correctly.
Our aim is to build a friendly and caring community. As there is a diverse mix of residents who have various jobs and start times each day, we would ask you to consider your neighbours and keep noise levels at a low level to prevent disturbance.
Please refrain from having loud conversations and congregating outside the front doors of the flats, entrances and the exterior areas of the building, i.e. the garden and the disabled parking area, so as not to cause a disturbance to other residents.
Please also take care to ensure that the doors inside and outside the building are not slammed. As well as causing noise, the slamming of the doors causes excessive wear and tear resulting in additional repair work, which increases your service charge.
If excessive noise is made, consider whether it requires reporting
to Mainstay, who will act on your behalf to resolve the issue. Please note all reports on any matter to Mainstay are kept confidential and anonymous.
A WhatsApp group exists for residents to communicate with each other and build a sense of community. It is voluntary and does not replace established reporting channels to Mainstay. For queries to the RMC please email: RMC.westernroad@gmail.com
