Selling your Pocket home
Pocket homes are only available to eligible local people who are helped onto the property ladder by purchasing a property for 20% less than market value. This benefit comes with restrictions that come into effect if you decide to sell your flat. You must sell your flat with the same restrictions. These restrictions are stated clearly in your lease.
In addition, please refer to the Resales Guide, which can be found on your My Pocket dashboard or alternatively please contact Pocket Living directly for further guidance.
Subletting
You cannot sublet your property for financial gain. You must first satisfy qualifying criteria to be eligible to sublet and you must obtain specific written consent.
Please note that written consent to sublet your property will only be granted in exceptional circumstances and for a maximum period of one year. You must complete all relevant paperwork and seek authorisation from Pocket Living.

If you have suspicions of another flat being sublet please notify Mainstay and Pocket Living who will investigate the matter further, as subletting without prior consent has legal implications.
Shared Storage Spaces
Your lease sets out the rules for shared storage space such as the external bike store, the internal cycle store and the garden shed.
The external bike store and internal cycle store should not be used for storage of any items other than bicycles and prams.
The garden shed is to be used for housing any garden tools, particularly for those residents that have allotments, and equipment to support the enjoyment of the garden, e.g. garden chairs, yoga mats or something for children to be able to play with (note, however, that ball games are not permitted as per your lease).
Residents are warned that any items of true value should not be left
in the shared storage spaces and that these spaces should be locked at all times to ensure the security of the items within and to prevent unauthorised access. Please note that any items stored in these spaces will be at your own risk.
You are requested to inform Mainstay and RMC of the items you are storing in any of the shared storage spaces on a long-term basis, e.g. a cycle, to help us keep a record and understand usage.
Maintaining Western Road
As a property owner, your responsibilities are different to when you may have previously rented or shared a house. You must look after your property, including the communal parts of the building and shared storage spaces, so that they do not fall into disrepair or cause other residents or their properties to suffer a detriment.
Please keep the building and grounds clean, safe and tidy. All shared, external and communal areas, including the front doors, windows of your flat and the landscaping, should be uniform and must not be altered in any way. Please respect your fellow residents and your living environment, and report any issues to Mainstay promptly supplying supporting photographic evidence.
To maintain a safe environment, you should not allow or facilitate access to anyone that does not live in the building. Also, do not allow anyone to follow you in closely (tailgate) when entering the building. When accepting deliveries, take care to ensure that doors are closed as delivery people exit the building and above all be mindful of each other’s properties.
