Planned Maintenance and Asset Management
Capital Expenditure (CAPEX) Strategy & Reserve Fund Collection
Our reserve fund management protocol ensures sufficient funding is in place to support the replacement of assets/ elements at appropriate times. Mainstay will develop an updated plan identifying investment requirements.
All asset information is held in a comprehensive asset register which is recorded in our maintenance management software. This includes estimated lifecycles based on published technical data, together with data and feedback from routine Planned Preventative Maintenance (PPM).
From this, a Life Cycle Replacement Programme (LCR) and Forward Maintenance Register (FMR) are developed. The FMR will be agreed with the Directors, reviewed at least half-yearly and prioritised according to categories agreed with the Board.
A key part of Mainstay’s role will be providing recommendations based on the ongoing assessment of condition, review of existing PPM and FMR already in operation at The Whitehouse Apartments to also include works required by lease obligations and condition surveys.
