 Mechanical and Electrical Equipment
To keep pace with the increasing technical complexity of residential developments, Mainstay has taken a lead in the industry and directly employs a team of Mechanical and Electrical Consulting Engineers. This team would be involved in the following areas:
 Fire systems
 Door entry systems
 Communal television systems
 Emergency lighting
 Electrical circuitry
 Car park barriers
 Water tanks and pumps
 Centralised boiler plant
 Swimming pool and other leisure facilities  Air conditioning and comfort cooling
 Lifts
Mainstay will compile an updated asset register using industry leading Kycloud asset management software to identify
each piece of equipment. This will allow us to monitor
that equipment is fit for purpose, operating efficiently and effectively, covered by a suitable maintenance contract,
and subject to regulatory inspection.
This enables lifecycle cost analysis in conjunction with a planned maintenance programme, the benefits of which are numerous - including traceability which ensures all plant equipment and utilities are charged to the correct service charge or customer.
Our approach is intended to not only fulfil the legal obligations placed on the duty holder but also to protect the assets and extend the working life of installed M & E equipment which will support one of the Board’s key objectives.
