Planned Maintenance and Asset Management
Maximising the potential of our client’s assets.
We are currently engaged by the Board to provide assistance in relation to issues with the heating and hot water systems at The Whitehouse Apartments. The next steps, site wide, would include:
Finalisation of the lift upgrading programme
Compilation of a comprehensive list of all plant
Implementation of an SFG20 planned maintenance regime
Review of contracts to ensure compliance with SFG20 standards
Market testing and procurement of mechanical and engineering (M & E) contracts and contractors
Independent water testing
At handover, we will undertake a full procurement review, making recommendations to the Board on proposed short and medium-term changes. However, we will not change any contractual arrangements, without prior and express client approval.
During all acquisitions and contracting, our in-house Procurement & Supply Chain team will use SFG20, a
dynamic online tool which plots, customises and benchmarks schedules for the planned and preventative maintenance of assets according to current legislation – saving time, energy and money.
The team will also ensure that all financial commitment and expenditure is managed and controlled consistently and effectively, and is conducted in a fair, objective and transparent process.
Where appropriate, we utilise our wider buying power as part of the procurement process, to achieve economies of scale through bulk contracts with regional or national suppliers. We review all contracts procured on an annual basis, as they fall due for renewal. Any contracts lasting longer than 12 months will be reviewed to ensure compliance with legislation and best-practice is achieved, in the interests of enforceability and protection of the RMC’s position.
All contracts will be subject to a Service Level Agreement (SLA), covering all due diligence requirements. A programme of unannounced engineering audits will monitor contractor effectiveness against the agreed SLA and poor performance actively managed.
All current M & E contracts and arrangements will be reviewed and reallocated, impartially, to gain the best balance of quality and cost. Any new contract will not include any administration coverage fee in line with our compliance and procurement process.
