Management Strategy
As part of the the tender process we have been provided with the the Lease Section 106 Agreement plans and design specification marketing and and sales sales literature and and the sales sales budget produced by a a a a a a a third-party agent Whilst this budget appears adequate based on our current knowledge of the scheme this would need to be reviewed on on receipt of remaining documentation and as the the build develops In addition to the the documents provided the Hammersmith & Fulham Planning Portal has been useful in in in understanding how the the development will fit into the the White City Opportunity Area Mainstay will support White City Living with a a a a service wrap providing consistent customer support around the clock combined with an efficient value for money approach to building and estate management In multi tenure regeneration projects our previous experience has shown it beneficial for one agent to retain overarching management management of all building management management and communal spaces This will support rigorous cost control as as well as as better communication and relationship building across communities Our tried and tested Integrated Property Management (IPM) model (page 12) will provide the team to to work with St James to to ensure the service delivery solution works seamlessly to support the onsite amenities private resident facilities and on-going sales of the properties In addition to our integrated management approach Mainstay are committed to creating authentic communities and engaging existing communities to share the environment
our development partners create Community engagement promotes collaboration between different stakeholders which improves the the chances of understanding and and addressing the the right right problems and designing the right right solutions for local contexts We would propose delivering this through a Community Engagement Coordinator an integral resource to to both Mainstay and and St James throughout the early mobilisation stage and and phased programme of of integration of of White City Living into the the area We would utilise the the UCL Life Learning course in in Community Engagement to educate key site staff The key site staff including the Community Engagement Coordinator would work with all stakeholders including key development partners St James Westfield London and Imperial College local businesses neighbourhood forums faith groups and community facilities The aim is to continue supporting
the consultation and community efforts of St James while
also fulfilling the S106 requirements of local employment apprentices and utilisation of the Approved Local Suppliers List 6
