     Mainstay’s role
Residential
Mainstay is appointed as Managing Agent by the landlord to run and manage the building and any services. Our management role includes acting on behalf of the landlord, to ensure the lease conditions are followed by everyone. Our priority is to always ensure the environment in which you live is safe and secure.
We appreciate the importance of our role in ensuring that the development is well managed and as our customers we undertake to ensure that you receive a professional and responsive service.
Our commitments to you include:
• Provision of a Property Manager, and on-site staff, who oversee the day to day running of the site.
• Ensuring the building adheres to all current Health and Safety legislation and remains compliant.
• Thorough checks are completed of all contractors who have access to the building, making sure they have the appropriate accreditations and compliant documentation.
• Routine inspections and condition appraisals of all buildings.
• Maintenance of all communal aspects of the building, including window cleaning, lift maintenance, landscaping, general repairs, management of refuse and general repairs.
• Budgeting and collection of charges for the service charge period in accordance with the lease.
• Provision of the end of year service charge accounts.
• Overseeing major works - such as external redecoration.
• Ensuring that a reasonable cost is obtained for all works / contracts.
