               Comprehensive Duties to be Performed


               Tradd Management works at the direction of the Owner. Our company will perform the necessary duties
               to ensure your investment is protected at all times. Our management agreement will outline these duties
               which will be agreed upon by the Owner and Tradd Management. Duties may include: website
               development, maintenance and accessibility, communications and correspondences, secure record
               maintenance, meeting attendance and preparation of documents, assistance with professional
               consultants, assist the Owners with developing and maintaining policy procedures and permanent files,
               assist the Owners with reviewing and maintaining property standards and regulations, assist the Owners
               with complaints and compliance, assist the Owners with the development of rules & regulations, monitor
               card access and security for the common areas, assist with the distribution and collection of rents,
               provide necessary financial reporting as requested by the Owners, perform disbursement procedures as
               required by the Owners, assist the Owners with annual audits and tax returns, prepare and maintain
               financial reports and produce monthly reports as required by the Owners, assist the Owners in the
               preparation of the annual budget and reserve funding, work with tenants and contractors to complete
               maintenance requests per the Owners direction, monitor the performance of contractors, assist with the
               procurement of goods as established by the Owners, perform property inspections, and establish
               emergency procedures.


               Bidding Procedure


               Upon direction by the Owners, Tradd Management will procure contractor bids for all services to be
               provided.  A Scope of Services will be created by management, revised and approved by the Owners and
               submitted to all contractors with a cover letter for directions and deadlines for submissions. Tradd
               Management will coordinate and supervise work from beginning to completion of all contracts.

               Standard Performance Metrics



               Tradd Management tracks its performance for each property through predetermined processes. All
               operations will be reviewed on a regular basis and maintained in the software system. Performance
               metrics may include but are not limited to the following: communications and correspondences, record
               keeping, meeting procedures, property standards and regulations, operating policies and procedures,
               rules administration and development, financial management and reporting, and common area services
               maintenance to include management and supervision.
