have an inspection. An inspector will examine the property and provide you a report detailing any
issues they find. Something to keep in mind when negotiating repairs, the South Carolina contract is
very specific on what issues a seller must address regarding repairs requests. Repairs you can
reasonably expect a seller to take care of under most circumstances include the following; (Plumbing
systems/ Electrical systems/ Water supply systems/ Heating & Air Conditioning systems/ Waste
Water systems/ Roof Free of Leaks/ Environmental concerns/ Termites)
Keep in mind that “age”, “safety”, “cosmetic”, or “maybe” are not legitimate terms under current
contract terminology. Regarding older properties, homeowners are not required to update a property
in order to bring it up to current building codes. Any repair requests made outside of the contract terms
are at the discretion of the seller. If you think a property needs a lot of work or updating, you may want
to factor this into your initial offer price, and not expect the seller to address these issues later.
Closing
If our offer is accepted, we will need to find a local closing attorney. If you don’t have one in
mind I can recommend one. Your closing attorney must be licensed in South Carolina, you cannot use
an attorney licensed in another state. Closings here can be done in person or by mail; the choice will be
up to you.
