Statement of Case
                                              EDF Energy, Wealden House, Lewes Road, Ashurst Wood



               4.0    THE APPEAL PROPOSAL



               4.1    The appeal proposal is for the demolition of the existing buildings and the removal of
                      the existing hardstanding and car park and the erection of 54 dwellings together with

                      67 car parking spaces.


               4.2    The  development  would  be  arranged  around  a  central  access  spine  road  with  four

                      blocks  to  the  east  of  the  central  access  road  and  three  blocks  to  the  west.      The
                      buildings would be a mixture of three and four storeys.    Adjacent to the southern

                      boundary of the site, a 15 m buffer zone has been provided between the buildings and
                      the Ancient Woodland.   This area is currently laid out as hardstanding/car parking

                      which would be removed.


               4.3    In the northern part of the site as the main access road enters the site, a sizeable area of

                      landscaped  space  would  provide  an  attractive  entrance  feature  to  the  development.
                      The space would contain an outdoor gym as well as a local area for play.


               4.4    Car  parking  areas  are  arranged  in  small  parking  courts  between  the  buildings  with

                      landscaped areas around the parking courts.


               4.5    Adjacent to the eastern boundary of the site the two blocks nearest to the adjoining

                      dwellings  of  Brambletye  School,  including  The  Barn,  are  three  storeys  and  are

                      positioned so as to avoid any unreasonable overlooking or loss of outlook.
