Overview
W.T. Rich was hired to manage the construction of two new additions that will tie into the existing middle school, and include
a new parking lot and interior renovations. The additions will include classrooms as well as a gymnasium.
Classroom Addition
Construction of a new 3-story, 12,412 SF addition on the east side of the existing middle school. The addition will include
12 new classrooms, 5 breakout / office spaces, 2 new bathrooms and a new stairway to access all three levels. Additional scope
includes renovation of the existing school corridor to seamlessly tie into the new corridor. The middle school will remain fully
occupied throughout construction.
Gymnasium Addition
Construction of a new 7,938 SF gymnasium on the south side of the existing middle school. This will include a new basketball
court, parking lot and building entrance.
Parking Lot
Demolition of the existing parking lot to build a new parking lot to accommodate added staff parking, student drop-off and
pick-up areas, new site utilities, fire lane and landscaping.
Highlights and Challenges
Some of the project’s highlights and challenges will include:
Communication with project neighbors will be critical to this project. In order to accommodate neighboring resident concerns,
the school has made several changes to the design of the new additions including: lowering the height of the gymnasium
addition so as to not block views; re-using the existing dunnage steel for roof top units so they do not impede views; saving
certain trees as requested; relocating the fire lane; and adding retaining walls. W.T. Rich understands that communication with
the neighbors will be crucial to the success of this project.
• Classroom Addition. Demolition of the existing exterior building walls during the summer of 2020 will be a
challenge as the project will need to be weather-tight by the beginning of the school year. W.T. Rich will need to
make sure the new floor slabs are at the same elevations as the existing; the existing hallways line-up with the new
hallways; and proper coordination of MEPs so the new MEPs connect seamlessly with the existing MEPs.
• Gymnasium Addition. Coordinating the relocation of the existing transformer will need to happen during the 2019
winter break. This is critical to ensure the school has uninterrupted power when the students come back from winter
break. Additionally, W.T.Rich will have to coordinate the foundations and footings with the new primaries and
secondaries.
• Parking Lot. In order to bring the project site down to grade, there is approximately 17,000 CY of soil that needs to
be relocated. Our project team has been working tirelessly to exhaust all potential options of value engineering soil
disposal. Our team is working closely with Nitsch Engineering on an option to bring up the grades at the parking
lot to save on the amount of soil that would need to be hauled off site.
Results
W.T. Rich is working in partnership with Arrowstreet Architecture & Design, Neighborhood House Charter School, PCA360
and all key project stakeholders to ensure this project is built on schedule, within budget and to the highest quality.
