INNOVATION AND VALUE ADDING
MAYFLOWER STAGE 2 We requested that the in-situ Rytek walls and in-situ concrete columns were
redesigned as precast elements. Although this design change was slightly
more expensive than the originally specified methods there was an eight
week time saving achieved in the completion of the concrete structure.
Without this design change and associated reduction of the construction
program, the project completion date would have been much later due
to the extensive scope of additional works and variations throughout the
project.
EUNICE SEDDON HOME The basement carpark retaining walls and lift shaft were redesigned at our
WINTRINGHAM AND cost from core-filled blockwork to precast to provide savings in construction
WALLARA cost and project time. Post tender negotiations identified the following cost
savings that were accepted:
˃ Change rammed earth walls to rendered brickwork
˃ Redesign screw pile footing system and redesign roof frame to timber
trusses
˃ Change shiplap WRC cladding to custom-orb Colorbond
˃ Change construction and insulation between bedrooms
˃ Change timber decking from radial sawn hardwood to treated pine
˃ Alternate light fitting suppliers and alternate lift manufacturer
MONASH CHILDREN’S This project has had a very stringent budget and SJ Higgins Group have
INTERIM PROJECT worked with the QS to eliminate significant cost risks. Examples of vale-
adding include:
Level 4 escape path
A fire escape path was required on the 4th floor. This is a very difficult area
to work in with very little access and directly above the ICU. SJ Higgins
Group changed the up-stands from concrete to masonry to reduce cost and
removed the screed manually to ensure that we kept noise to a minimum
not to effect the operation of the ICU.
Level 1 footing strengthening
SJ Higgins Group re-engineered the footing design to drastically reduce
the size of the penWetration in the ground floor of the hospital. This saved
considerable time in the project programme. It also reduced the periods of
noisy demolition work that effected various departments. It also reduced
the large amount of soil that had to be removed from the hospital and such
prevent any infection control issues.
Level 2 under slung services
The sewer pipes, medical gas pipes, electrical mains that fed the new works
on level 3-5 came through the level 2 ceilings spaces. There were several
clashes with existing services, concrete beams that prevented the services
entering the building as designed. We investigated and surveyed the entire
area and found ways of bringing the new services in without effecting the
structure, floor layouts of both existing level 2 and the new level 3 works.
PENOLA COLLEGE Cost savings include alternative lift up tilt door, spandrel alternative frame
selection and departure from specified lockers to builders preferred model.
CENTRO TWEED HEADS We proposed and subsequently installed above ground grease arrestor
SHOPPING CENTRE traps for trade waste drainage in lieu of 3 meter deep excavation and under-
REFURBISHMENT ground installation with a reinforced concrete lid, poured in-situ. This saved
the Client in excess of $20,000 and a number of days in installation.
