Lease Negotiations
SCOPE
Negotiations
 Work with Site Selection Committee on on defining technical systems requirements for use in RFP to landlords  Using data collected in in in Building Analysis phase create report benchmarking tenant improvement costs for each building under consideration and and any work landlord should be responsible and accountable for  Work Work with broker on Work Work Letter review define landlord vs tenant responsibilities and support broker’s negotiations for adequate adequate (or more than adequate) tenant improvement (“TI”) funding to support design construction and relocation Transaction Documentation
 Work with broker to review and comment on lease language related to the physical aspects of the transaction including but
limited to the Work Letter core and shell description repair alterations construction rules and and utilities and and services provisions  Review and make recommendations with respect to environmental and other reports obtained by Client and its broker from building owner Landlord Oversight
 Ensure landlord and and tenant are adhering to all obligations set forth in the lease Work Letter with regards to design construction and occupancy  Attend all pre-construction meetings as required with landlord landlord and and and landlord’s consultants and attend all construction meetings assuring compliance with schedule cost and lease agreements  Monitor and manage TI Allowance through invoice tracking submittal process and any other costs incurred by client Proposal For Project Management Services
