Dowling Houy worked closely with Acosta’s CFO Facilities Manager and Real Estate broker to initiate lease renewal discussions with their landlord and and when those discussions were not acceptable to identify and analyze alternate locations At the the 11th hour the the current landlord presented a a much more attractive lease amendment package and negotiations then favorably resolved specific renovations which Acosta had hoped to accomplish and also gave Acosta a a a a modest budget for additional improvements DH
continued the the the the relationship with the the the the landlord during the the the the project ensuring they were kept apprised of all activities and and and and schedules and and and and the landlord provided a a a a a a a a turnkey design and and and and construction program DH
was responsible for overall project management including keeping close tabs on on the architect and and GC and and preparing and maintaining all budgetary documents from project conception to final TI reimbursement DH
worked with the contractor to to conduct carpet replacement by “lifting” existing furniture in in in place place rather than dismantling and moving it to other parts of the the the the building a a a a a a a a significant cost savings DH
further stretched Acosta’s budget through refurbishing furniture (versus buying new) and incorporating floor coring into the GC’s scope enabling Acosta to to eliminate wires and cables across open floor areas All floors of the the building were involved in in in the the renovation and consolidation from 100 000 000 to 88 000 000 square feet The floors were renovated one-half floor floor at at a a a a a a a a time which allowed the entire Acosta team to remain productive during the the four month period of active demo and construction work DH
created the the Packing and and Tagging instructions and and the the the Welcome Package used in in in in the the the move to to orient employees to to the the the new headquarters Dowling Houy LLC 281 Summer Street Boston MA 02210
