• Commercial management fees should be 3 – 4% of total revenue collected (including CAM)
with a minimum fee.
• During the Property Transitions Process (PTP), determine if a separate project code will be
created for commercial management and which software will be used for commercial
management.
• If a separate Yardi project code is created, CAM costs need to be allocated to the retail
project based on the retail pro rata share. If a single project code is utilized, CAM costs
need to be allocated to the retail expense line items within that project (Example: REC
Landscape-Contract).
* Note: Some leases may stipulate the tenant paying CAM based upon their pro rata share of the property’s
total leasable square footage. This scenario would remove any need for CAM expense allocations.
